Calculated in this page. Nothing you type is sent to a server.

Band 4€428.00
2026 charge€428.00

Local adjustment 0%. The basic rate is rounded to the nearest cent after that percentage. A reduction for a property adapted for a disabled person, and the defective-concrete exemption, are not applied.

How to use it

  1. Enter the market value on 1 November 2025.
  2. Choose the local authority. The 2026 percentage is the one Revenue published for that council.
  3. Read the basic rate and the charge after the local adjustment.

The 2026 to 2030 bands

The valuation date is 1 November 2025, and the band fixes the charge for 2026 to 2030. Band 1 is €1 to €240,000 at €95. Band 2 is €240,001 to €315,000 at €235. Bands 3 to 19 run in steps of €105,000 up to €2.1 million, from €333 to €3,110. Those are the basic rates on Revenue’s valuation page.

Above €2.1 million the charge is not a band. It is 0.0906% of the first €1.26 million, 0.25% of the value between €1.26 million and €2.1 million, and 0.3% of the value above €2.1 million. A value of €2.5 million is €4,441.56 before any local adjustment.

The 2026 local adjustment

Each local authority can move the basic rate by up to 15% in 2026. Dublin City is 0%. Dún Laoghaire Rathdown is −15%. South Dublin is −7.5%. Cork City is +12%. The adjusted charge on this page is the basic rate times one plus that percentage, rounded to the nearest cent. From 2027 the upward limit becomes 25% and the reduction stays at 15%. The 2027 decisions are not in Revenue’s 2026 table, so they are not applied.

A €105,000 reduction for a property adapted for a disabled person, and the defective-concrete exemption, are not calculated. Use Revenue’s own LPT calculator if either applies.

Questions

Does €2,100,000 use the formula?

No. €2,100,000 is still band 19, at a basic rate of €3,110. The formula starts above €2.1 million.

Why might Revenue’s calculator differ by a cent?

This page rounds the adjusted charge to the nearest cent. A council calculator that rounds to the nearest euro will not match on every band.
